The Home Selling Process
Every home is different. Every seller has their story. I can’t place a button on my website that says “click here to show me what my house is worth”. We all know where we can find that number in today’s world. What I can do here is tell you my process that I have built and relied upon over the course of my real estate career.

Texting and Email are great for cooridnating appointments, but before actually coming to your house let’s get on the phone together and get to know each other. No hiding the ball, we can discuss commissions prior to stepping foot in your home if you’d like but that is not a prerequisite for our inperson meeting. Before that call is over, let’s pick a time we can get together in person (at your house if you are comfortable).

After we have our in person meeting set up, I will do extensive research on your home, it’s history (including but not limited to MLS histyory, Tax records, reocrded plats, neighborhood amenities and cost, surrounding businesses and more.

Draft forms will be sent to you via email prior to our meeting. No need to review ahead of time but if you would like to thats fine. This gives you an idea of the data and information I will be looking to gather when we meet.

We will meet at your home and spend some time walking around your house. I’ll have numerous questions, you;ll want ot point things out to me, share your homes oddities and quirks that make it special. This gives us more time to get to knoiw each other.

I will provide a summary listing preperation report detailing what needs to be done, what doesnt need to be done, and things that woyuld be optional. things I don’t think you need to do, and what impact those items will have on the price range.

After the listing prep report is provided, as well as all the draft listing documents reviewed, it’s time to make the decision if youll hire me or not, what suggestions youll do or not do.

Upon accepting my services, I will send you an e-sognature link for paperowkr signatures as well as provide a date for my photographer to visit the home. A “What do I need to do before photos” pamphlet will be included in this paperwork. At this time I will schedule my second in person meeting as well as a date for my photographer.

We will pick a day prior to photos but after listing agreement signatures where I’ll be speidning some significatn time at your home. It is during this time that I will put money BACK in your pocket before the listing ever hits the makret.

1-2 days prior to the listing starting, we will have our photorgpaher spend 2-4 hours at your home filming 3d tours, making floor plans and taking quaity mareting photos. SIgnage will be placed, final repaiors from our listing prep will be ionspected, and we will go live.
